What is the difference between a custom home and a spec home?
A spec (speculation) home is a home we design and build to our own specifications and budget, then bring to market for sale. These homes are thoughtfully designed during the build process and offer a more streamlined path for buyers.
A custom home is built specifically for you, with your input guiding the design, layout, and material selections from the beginning.
How long does it take to build a home?
We look at the timeline in two phases. First is the planning and permitting stage — this is the “paperwork” phase where architects, engineers, and reviewers do their part. Once permits are in hand and construction begins, the actual build typically takes about 8–10 months under normal conditions.
Can I make changes once construction has started?
Yes — change orders are very common. Building a home is a long enough process that new materials come out and inspiration evolves. We handle changes as efficiently as possible and help you understand how they affect timing and cost so there are no surprises.
How energy efficient are your homes?
Energy efficiency is a major focus for us. Our homes include Energy Star–certified HVAC systems and appliances, high-performance windows, and are sealed using spray foam insulation and proper acrylic tape systems to reduce air loss and improve comfort year-round.
How involved will I be if I build a custom home?
Very involved — if that’s what you want. From the placement of light switches to selecting finishes and materials, custom home clients are part of the process. We also provide higher selection budgets than many builders, which makes choosing materials more enjoyable and less restrictive.
How do material selections work?
We prefer to meet clients in real-world showrooms, not a sales office with limited “standard” options. We want you to see, touch, and get excited about choosing from the latest materials — and we enjoy that process right alongside you.
Can you build on my land, or only on your lots?
Both. Whether your home is built on land you already own or on one of our lots, we have the experience and tools to do the job right.
Do you use the same materials in every home?
We maintain consistent build and energy-efficiency standards across all homes. Finishes may vary, but quality, performance, and construction practices never do.
Do you help with financing?
Yes. While we don’t provide financing directly, we work closely with a preferred lender who can help with everything from a traditional mortgage to — more importantly — a construction loan. Whatever your needs or budget, we have the right network to support you.
How does a construction loan work?
A construction loan is designed specifically for building a home. It typically includes an interest reserve, so you’re not worried about monthly payments during construction. Any funds you contribute, like a down payment, are usually used first — which helps delay interest from accruing. We’re very conscious of this and work closely with lenders to protect our clients throughout the build.
